Letting can be daunting
We at Castle Lettings understand that letting your home to strangers can be a daunting prospect which is why we take every consideration in making your time as a landlord as straightforward and stress-free as possible. We offer two main services, but either can be tailor made to suit your requirement.
Let Only
Fully Managed
This is ideal should the landlord live close to the property that will be let, and they don’t mind having close involvement with the tenant.
This service is advised for the landlord that lives some distance away from the property. Or alternatively wishes to have no direct contact with tenants.

We are open 7 days a week, including late night (till 8pm) on Thursday. Our office manager will be contactable after hours, should you need any advice.

What's included?
‘Fully Managed’ packages will include a to-let board erected at the property as well as advertising and a placement on our web site.
‘Let Only’ packages may be tailor made, this service will have to be discussed with the Office Manager with regards to your individual needs.
Finding Tenants
We arrange and accompany viewings on both weekends and weekdays during our normal office hours
After completion of tenants application, all checks including full credit check are carried out.
We will take the first month's rent and a deposit of 1.5 month's rent from the tenant on signing the contract.
We will conduct a full inventory (statement of condition) at the property prior to the tenants moving in as well as arranging all the necessary checks on the property, including the Landlord Gas Safety Certificate (chargeable).
We will visit the property with the tenant on their moving day, hand over the keys and go through the inventory with them. We will show the tenant how the appliances work, such as the cooker and the boiler.
We will inform all utilities of meter readings and contact the appropriate authorities for council tax.
We will carry out inspections at the property complete with a full report to the Landlord on the first month of the tenant moving in and thereafter two monthly, for our Landlords' piece of mind.
We will also be able to offer the services of our in house maintenance team for any repairs. These will be at competitive prices and performed to a very high standard.
We will collect the rent from the tenant (normally done by direct debit) and pay direct into your account on a monthly basis, and issue you with a statement.
We have found that one of the most important issues is client contact, here at Castle Lettings we promise to keep you updated at all times.
Tenants Vacating
We shall re-advertise the property prior to the moving date, should you wish to re-let.
We shall meet the tenants at the property and do a full ‘March Out’ and go through the inventory (statement of condition) and charge the tenants for any discrepancies.
We shall read all meters at the property and inform the utility suppliers of readings, including authorities for the council tax
